6 Phases for a Successful Home Saleby CT Town and Shore Partners

It’s a common question from homeowners, often followed by,

“Why can’t my home be listed tomorrow?”

When a homeowner approaches us about listing a home, we want you to know exactly what we’ll do to properly prepare your home for sale–at the best price and in the shortest amount of time! Rushing to list your house will only result in money left on the table, because you won’t get the price you want if it languishes on the market too long.

So without further ado, here are 6 phases we complete in about a 2-week timeframe to get your home ready to list:

1 | DETERMINE THE BEST PRICE

Using an app or website will only give you a a starting point, as it doesn’t account for real-time local market conditions. This is where your Realtor matters. One of the CT Town and Shore partners (Paula “PB” Baraket or Heather Dacey) will deliver a full Comparative Market Analysis (CMA) showing you comparable properties in your neighborhood and the prices they sold for, plus properties similar to yours that are currently on the market (the competition!). With this information, your agent will work with you to determine the best price for your house. Then we’ll formalize the price in a listing contract, where we’ll also commit to market your home for a specific period of time.

2 | DE-CLUTTER & CLEAN

Don’t take de-cluttering personally! It’s the best way to help potential buyers visualize themselves in your home. You’ll be amazed how refreshing it is to remove extra items (stacks, piles, and heaps of “stuff”). Picking up floors and clearing off furniture makes the actual cleaning process so much easier, whether you do it or hire a pro to clean. The second part is removing personal items such as family photos, calendars, papers, souvenirs, and such. After all, it’s your home that you’re showing … not a Day in the Life of You!

3 | STAGE YOUR HOME

If you were on stage, you’d probably choose something extra special to wear. Listing your home is no different. It’s hard for most of us living in our homes day-in and day-out to take a step back and see things how others do. CT Town and Shore Partners is ready to help with local home staging experts. We cover the fee for the expertise to assess what needs to be changed – de-cluttered, cleaned, fixed, moved around, removed, added, etc. Homeowners can then decide which recommendations to follow and whether to put their own elbow grease into making the changes or to hire help.

4 | PROFESSIONAL PHOTOGRAPHY

This phase is all about putting your best foot forward. With more than 90% of buyers beginning their search online, a picture for a local newspaper isn’t enough. High-resolution photos with proper lighting that can be sized for multiple digital media platforms, including mobile apps, requires the hand of a pro. This is expecially true in a place like coastal New England, where our seasons and weather present constant challenges (and some of the most beautiful shots!) Experienced location photographer Jake Wyman is the expert we turn to to capture the best angles of your home, inside and out.

5 | LIST ON MLS

We work with you to determine all the attributes of your home, from room dimensions and square footage to heating/AC systems, septic information, roof age, and more. We go to town hall to gather the particulars and complete key details with you. All this information is uploaded onto MLS (Multiple Listing Service), the official home marketing website, and is then disseminated to other online portals like Realtor.com, Zillow, Trulia, and Homes.com, as well as several other sites. Since more than 90% of buyers begin their search online, it is critical to have great photos with lots of details about the home and its condition readily available online.

6 | MARKET YOUR HOME

We work many different channels to market your home to reach as many potential buyers as possible, including other brokers. Once the home is listed on MLS, we follow a specific schedule in the initial weeks to get maximum exposure. This includes a Page Taft tour every other week (Tuesdays) and every week during busy spring/summer season so that colleagues see your home in person and can answer inquiries from online and mobile consumers who drive by and see the For Sale sign. We also show the home on the bi-monthly town Broker’s Tour. In addition to marketing your home on many different online sites, we also use print advertising such as local papers, publications, and direct-mail postcards. We strategically feature your home across our social media sites like Facebook, Twitter, Instagram, and Pinterest. All marketing efforts are aimed at showing your home to the maximum pool of potential Buyers (or Buyers Agents). Throughout the listing period, we may hold Open Houses if you wish, which along with private showings, are handled through us at times convenient to you and your family.

On average, these 6 phases take about 2 weeks. Sometimes it can be done more quickly, and other times, more time may be needed, especially if there are actions we agree are essential to a top-dollar listing price.
